Culturally and Historically Valuable Premises
The business center is located in a cotton mill building that is over 160 years old and has been carefully renovated to meet modern standards. The area is part of a nationally significant built cultural environment (RKY). Through careful maintenance and modernization, we help preserve this cultural heritage while enabling diverse business use.
Location and Accessibility
Situated by the sea in Palosaari and in close proximity to local universities, the business center offers excellent opportunities for sustainable commuting. The area is easily accessible by public transport, and we support low-carbon transportation by providing electric vehicle charging stations and improving cycling infrastructure.

Carbon-Free Energy Use
We use carbon-free electricity through the City of Vaasa’s joint electricity procurement agreement. Our buildings are heated with district heating provided by Vaasan Sähkö, of which over 80% comes from renewable sources. We are also launching a comprehensive renovation project that will further enhance energy efficiency and modernize our buildings’ technical systems.
Waste Management and Circular Economy
We promote recycling and circular economy principles throughout our facilities. All shared break rooms are equipped with sorting bins, and clear instructions are provided to users. Our goal is to reduce the amount of incinerated waste and support sustainable waste management.

Palosaaren Yrityskeskus offers flexible shared spaces such as meeting rooms, sauna facilities, and break areas for small offices. This enables more efficient use of space, reduces the need for separate facilities, and helps lower the environmental footprint of our tenant companies.

Customer Satisfaction and Continuous Improvement
We regularly measure tenant satisfaction and are constantly developing our services. In the 2024 customer satisfaction survey, we achieved an NPS score of 25, showing that our tenants appreciate and value what we offer. We continue to improve our facilities to better meet the evolving needs of businesses. The upcoming renovation of building F11 is the first step in a 10-year development plan to modernize both the spaces and technical systems across all buildings.
Safety and Security
We prioritize the safety of our tenants and properties. Safety in our buildings and outdoor areas is ensured through preventive maintenance and repairs. Our premises are under surveillance, and we use iLoq electronic locking systems managed by the property owner.
A comprehensive rescue plan has been prepared for the property and is regularly updated in accordance with the Rescue Act.
